Bill Hunter called the meeting to order at 5:37 PM.
David Stark and Mona Smith are both interested in continuing to serve on the Taralon HOA board. Bill motioned to appoint David and Mona, Eryn 2nd, unanimous approval to appoint David and Mona to serve on the Board for another 2-year term.
The Board Meeting minutes were unanimously approved, as written. Angela motion, David 2nd, unanimous approval.
Debi reviewed Taralon’s current financial status, including our current financial statements. Brief discussion regarding how reserves are accumulated, spent and replenished. Angela motion, Bill 2nd, unanimous approval.
Ratify previous vote to increase management hours due to neighborhood needs. Bill motion, Mona 2nd, unanimous approval.
Ratify previous vote to remove unauthorized crushed gravel placement along the walking path and replace with river rock. The river rock will prevent erosion and not clog the waterway as the crushed gravel would. Bill motion, Angela 2nd unanimous approval.
Ratify previous vote to repair damaged stone caps around posts around pool deck, near restrooms due to safety issues. Bill motion, David 2nd, unanimous approval.
Waiting for an updated fence stain bid. Based on previous bids, board believes we need to move forward with staining during summer months and should not wait until after next board meeting to vote. Board approves a staining bid not to exceed $5,000. Bill motions, Angela 2nd, unanimous approval.
Pool sand for filtration system was last replaced in 2018. New sand should help with pool clarity. Wet Kat recommends the sand be changed soon and not wait until fall. The work of changing the sand should not have any impact on homeowners and the pool will not need to close. Bill motions to approve, Mona 2nd, unanimous approval.
This ruling prevents taxes on excess funds in the operating account, and the form will need to be signed by the Secretary and President. Angela motions to approve, Bill 2nd, unanimous approval.

Townhome update: All townhome painting completed 7/30/2025.
During the process of painting, they discovered some roof issues, some roofs will need to be replaced or repaired much sooner than anticipated. Due to cost increases and available reserves, townhome dues expected to increase this year. The townhome board currently has four board members.
Bill provided a pool update; board has been testing and documenting pool water daily. Clackamas County Health Dept visited the pool, and the pool water and procedures received a passing grade.
Bill also reminded homeowners, if they are having an issue with speeding or parking on city streets, they should be contacting the code enforcement or the police. The HOA cannot police the streets; this is a job only for the property authorities.
Board discussed the need for additional manager hours. Our current contract is for 33 hours and due to increased work and communications needed, Bill believes we should discuss bumping up to 40 hours per month. The board had a good discussion and will review the budget for next year is provided.
